Painting and Cabinet Work for Laguna Niguel Homes
Laguna Niguel sits on hills a few miles back from the coast, and that position decides most of what we do here. Homes on the ridgelines above Crown Valley and out toward Bear Brand catch afternoon sun on one elevation and marine air on the other, so the same house will have a south wall that is chalked and faded while the north side still looks new. We price and prep those elevations differently rather than quoting the house as one number.
The housing stock is mostly 1980s and 1990s - stucco bodies with wood or composite trim, and kitchens with solid wood doors that are worth refinishing rather than replacing.
Exterior painting in Laguna Niguel
Exterior work runs $3 to $4.50 per square foot, with a 15 to 25 percent uplift for two-storey. Everything starts with a wash, because salt film and chalking have to come off before any coating goes on. Then cracked stucco is cut out and patched, failed caulk is raked and replaced, and bare spots are primed. Detail on our exterior painting page.
HOA colour approval
Marina Hills, Bear Brand Ranch, Niguel Hills, Rancho Niguel and most of the newer tracts run approved colour palettes and want a submission before work starts. We can put colour boards together for the submission and schedule around the approval, which usually takes a few weeks. Bring us in before you submit and we can tell you which of the approved colours will actually hold up on a sun-facing wall.
Interior, cabinets and everything else
Interior painting is $4 to $6 per square foot. Cabinet refinishing is $225 to $300 per door and cabinet painting $150 to $200. We also do drywall repair, baseboards and trim at $5 to $8 a linear foot, and LVP flooring at $4 to $6 a square foot labour.
