Most problems with luxury vinyl plank are not the plank. They are the floor underneath it. Vinyl is thin and it telegraphs whatever it is laid over, so a subfloor out by a quarter inch across a room shows up later as flex underfoot and seams that separate. Standard luxury vinyl plank installation runs $4 to $6 per square foot for labour. On a 500 square foot room that works out to roughly $2,000 to $3,000 in labour. Several things are quoted separately because they vary so much from house to house: the flooring material itself, demolition and disposal of what is down now, subfloor preparation and levelling, stairs, transitions between rooms, and baseboards. What moves the number is how flat the existing subfloor actually is, whether the old flooring has to come up first, the shape of the room and how many cuts it forces, and whether stairs are included. We walk the space and tell you which of those apply before the job starts rather than presenting them as surprises afterwards, because on flooring the extras are usually where a quote goes wrong. Estimates are free, our typical minimum job is $300 to $500, and the work carries a two-year workmanship warranty.
We start by protecting the work area. Furniture is moved away from the walls or to the centre of the room as needed, and floors, furniture, fixtures, cabinets and anything not being worked on are covered and masked. We then prep all surfaces as needed, including filling nail holes and minor imperfections, caulking gaps, sanding, and spot-priming repairs or bare areas. We typically apply two finish coats unless the product or existing condition calls for otherwise, and we primarily use Sherwin-Williams — Duration, Emerald and Gallery Series, depending on the application. At the end of each workday we clean and organise the work area, remove unnecessary debris, and keep tools and materials consolidated. At completion we walk the job with you and take care of any touch-ups.
